NBC 2020 · IRC R310
EgressIQ
NBC-Compliant Basement Window Measurement
The app realtors and inspectors use to validate egress compliance in seconds, not hours — backed by the National Building Code of Canada 2020 and IRC standards.
Why Egress Compliance Matters
0.35m²
NBC 2020 requires a minimum 0.35 m² clear opening with sill height ≤ 1500mm for a basement room to legally qualify as a bedroom. IRC R310 sets an equivalent standard in the US. A basement marketed as a legal bedroom that doesn't meet these numbers is a liability question waiting to surface — usually during a home inspection, or after close.
The exposure
Egress retrofits after a sale get expensive fast — cutting a new window well, enlarging an opening, or reframing a sill all mean real construction cost, on top of the liability question of who should have caught it first.
A quick, on-site verdict before you list or write an offer changes that conversation entirely.
How It Works
Three steps. Under sixty seconds.
01
Measure Sill Height
Point your iPhone at the window sill. LiDAR measures the height in millimetres, assistive — always confirm with a tape measure.
02
Enter Dimensions
Confirm the clear opening width and height. The app calculates net clear area automatically against your jurisdiction's threshold.
03
Get Verdict
Instant compliance verdict with a per-criterion breakdown. Export a signed, professional PDF report on the spot.

One tool, built only for egress.
Multi-jurisdiction support
Covers NBC 2020, IRC, and provincial variants. The app resolves a property address to its building code jurisdiction automatically.
Liability-aware disclaimers
Every report carries a clear, condensed disclaimer. You document your process; the report speaks for itself in front of a client.
LiDAR-assisted measurement
iPhone 12 Pro and later. Fast, assistive sill-height measurement — always paired with manual entry and a tape-measure check.
Professional PDF reports
Captioned photos, measurements, verdict, and attestation checklist in one document. Add your branding and hand it straight to a client.
Window well assessment
Not every window needs a well — the app walks through when one applies, shows what compliant clearance looks like, and captures a photo as evidence.
Built for homeowners and inspectors
Homeowners get an instant download. Inspectors on Pro or Enterprise can email a branded report straight to their client from inside the app.

FAQ
Common questions
Is LiDAR measurement accurate enough to rely on?
LiDAR is assistive, not a replacement for a tape measure. Every measurement in the app is flagged for manual verification, and every PDF report says so explicitly. Treat the app's verdict as a fast first pass, not a final determination.
Which jurisdictions are supported today?
New Brunswick and Newfoundland & Labrador under NBC 2020, plus a general IRC R310 pack for the US. More jurisdictions are being added — if yours isn't covered yet, the app will tell you rather than guess.
Do I need an iPhone with LiDAR?
LiDAR (iPhone 12 Pro and later) speeds up sill-height capture, but it's not required — manual entry works on any supported iPhone.
What happens to my first free report if the property has more than 3 windows?
Your first report is free for properties with up to 3 scanned windows. Beyond that — or for any report after your first — a report is $4.99 per property, or included with Pro/Enterprise.
Can I send a report directly to my client?
Inspectors on Pro or Enterprise can email a branded report straight to a client's inbox from inside the app. Homeowners get a direct download instead.
